Monument, Colorado / Rental guide
Apartment living in Monument
Monument has added newer multifamily options, but rent advertisements change quickly. Compare the actual total monthly price, lease term, fees, parking and commute instead of relying on an old “average rent” number.

01Current communities
Three apartment communities worth checking directly.
The current Monument rental market includes established communities and newer lease-up inventory in and around Jackson Creek.
Alta25, 1320 Herman View Way, currently advertises one-, two- and three-bedroom layouts ranging from about 689 to 1,369 square feet. Its leasing site now emphasizes a total-monthly-price format that includes required monthly fees.
Vistas at Jackson Creek, 16112 Old Forest Point, currently lists one- through three-bedroom floor plans from roughly 762 to 1,336 square feet.
The Maverick, 1311 Core View, is advertising new one-, two- and three-bedroom floor plans in the Jackson Creek area. Its site is still using lease-up/pre-leasing language, so availability and move-in timing should be confirmed directly rather than assumed from a search listing.
02Compare the full cost
Base rent is only one line.
Current leasing sites increasingly display required monthly fees separately or as a combined total.
Required fees
Ask for the total monthly amount including required service, trash, technology, pest, parking or other recurring charges. Do not compare one property's base rent with another property's all-in price.
Lease term
The lowest advertised number may be tied to a specific term. Shorter or unusually long terms can price differently, and a concession can expire before the normal rent begins.
Move-in cost
Confirm deposits, application charges, pet costs and any upfront fees in writing. Specials change quickly, so this guide does not preserve a promotional price as though it were permanent.

03Location
Monument addresses can create very different daily routines.
Compare access to I-25, downtown Monument, Jackson Creek shopping, the Santa Fe Trail, schools and the direction of the daily commute. A few minutes on the map can make a larger difference than a small rent discount.
Tour the actual unit or the closest matching floor plan. Check storage, sunlight, noise exposure, parking, snow-removal responsibility, internet options and whether advertised mountain views apply to the specific unit.
04Renting before buying
A lease can be useful while learning the area.
Renting first can create time to compare Monument neighborhoods before committing to a purchase. The key is aligning the lease end date, early-termination terms and savings plan with a realistic buying timeline.

Rental questions
Before signing.
Use the leasing office's current written quote for the unit being considered.
What is the average rent in Monument?
A single average is not very useful for a decision because Monument has different unit sizes, lease terms, mandatory fees and specials. Current community pricing should be compared on the same date and on an all-in monthly basis.
Are there three-bedroom apartments in Monument?
Yes. Current official leasing pages for Alta25 and Vistas at Jackson Creek show three-bedroom layouts, and The Maverick advertises a three-bedroom collection as part of its lease-up inventory.
Should a rental guide preserve current specials?
No. Specials and availability can change daily. This page intentionally points readers to the current leasing source rather than presenting a temporary promotion as a stable market fact.
