Monument, Colorado / New construction guide
New homes in Monument, Colorado
Monument's new-home market now spans multiple builders and community types, from duplexes and smaller single-family plans to larger homes and luxury inventory. Builder availability changes quickly, so compare the community, district costs and contract—not just the model home.

01Where new homes are being built
The active market is spread across several communities.
Monument Junction remains one of the most active new-home areas east of I-25, with Classic Homes marketing Classic, Cadence and 4-Square collections.
Home Place Ranch continues to add single-family and patio-home inventory through builders including Challenger Homes and Vantage Homes. The community also has established amenities and a growing neighborhood footprint.
Jackson Creek and Jackson Creek North continue to carry new construction from multiple builders. Current public new-home inventories include offerings from Richmond American, Toll Brothers, Campbell Homes, View/Aspen View and others depending on phase and lot availability.
Conexus is another current Monument residential project, with Meritage Homes tied to the approved 158-home Conexus Lot 2 development along Old Denver Road.
02Builders and communities
Builder status can change faster than the neighborhood name.
Always confirm the builder's current inventory and whether a community is active, closeout or sold from another sales center.
Classic Homes
Classic is actively selling Monument Junction from its Monument sales centers and currently identifies Jackson Creek North as a community closeout. Monument Junction includes multiple collections rather than one single home type.
Challenger Homes
Challenger continues to market Home Place Ranch with multiple available and quick-move-in homes. Builder promotions and listed prices can change and should be verified on the day of comparison.
Jackson Creek builders
Current public new-home sources show Richmond American, Toll Brothers, Campbell Homes, View/Aspen View and other builders with inventory in Jackson Creek or Jackson Creek North. The exact phase, school assignment, HOA and district obligations should be checked for the specific address.
Do not assume the model represents the base home
Model homes often contain structural options, finish upgrades, landscaping and lot characteristics that are not included in the base price. Price the actual build sheet and lot, not the decorated model.

03Total cost
Compare the tax district, HOA and lot—not only the sales price.
New construction around Monument can involve metro-district mill levies, HOA dues, lot premiums, design-center selections, landscaping obligations and utility differences. Two homes with similar purchase prices can have materially different monthly costs.
Monument Junction, Triview-area communities and other newer districts can have district-specific levies. Use the actual parcel or community district before estimating taxes.
Builder incentives should also be separated from permanent price. A temporary financing credit or closing-cost incentive is not the same thing as a lower long-term ownership cost.
04Buying new construction
Builder contract does not eliminate buyer due diligence.
Before signing, compare the contract deadlines, deposit structure, financing incentive, lot, orientation, design selections, warranty process, estimated completion window, HOA and metro-district disclosures.

- Contract secondBuilder agreements differ from standard resale contracts and can allocate risk differently.
- Inspection still mattersIndependent inspections can be useful during construction and before closing even on a brand-new home.
New-home questions
Current Monument construction.
Builder inventory changes too fast for static pricing to be treated as permanent.
Is Jackson Creek North still building?
Yes, although builder status varies. Classic Homes currently labels its Jackson Creek North offering as a community closeout, while other builders continue to market new construction in the Jackson Creek/Jackson Creek North area.
Where is the most affordable new construction?
The answer changes with incentives and inventory. Monument Junction currently includes smaller attached/duplex and single-family products that can enter below larger luxury-oriented communities, but the total monthly cost should include district taxes and HOA obligations.
Should a buyer use the builder's current advertised price?
Use it only as a starting point. Verify the lot premium, structural options, design selections, incentives, lender requirements and closing costs for the specific home.
