Monument / Tri-Lakes community guide
Jackson Ranch
A small custom and semi-custom home community east of Monument, set between open grassland and wooded Black Forest terrain with mountain-view opportunities and a long ranching history.

Community overview
Jackson Ranch at a glance
Jackson Ranch is governed by the Jackson Ranch Owners Association. The community’s own history traces the underlying ranch land to an 1871 purchase from the United States, associated with early Monument settler O. P. Jackson. That ranch history is separate from the modern residential subdivision: JROA’s published residential covenants date to 2015 with an amendment in 2016.
The Northern El Paso County Coalition of Community Associations lists Jackson Ranch at 31 parcels, making it a comparatively small Monument-area association. JROA also publishes a current water-use policy, covenant-enforcement rules, Firewise certification/resources and a neighborhood trash/recycling arrangement.
What buyers should verify
Review current covenants, architectural requirements, water-use rules and any property-specific approvals before planning exterior work.
Acreage-style properties can differ in well, septic, propane, fencing, fire-mitigation and road-maintenance considerations, so verify the exact parcel rather than assuming neighborhood-wide uniformity.
Rural-residential ownership
A small association with acreage-property considerations
Jackson Ranch is not a dense master-planned subdivision. Lot position, trees, meadow exposure, views, outbuildings and wildfire mitigation can matter as much as interior finish when comparing properties.
The HOA publishes current governing documents and a water-use policy, while its Firewise materials make wildfire preparation an important part of ownership due diligence.
Current Jackson Ranch real estate
Inventory in a 31-parcel community can be intermittent. Use the live Monument search for broader market context, then search the subdivision name or exact streets when a Jackson Ranch property becomes available.

Compare same-community and nearby acreage sales with similar lot size, tree cover, views, utility setup and finished square footage.
Inspection and title review should include any private-well or septic components, HOA approvals and wildfire-related property conditions that apply to the exact home.
Selling
Selling in Jackson Ranch
Low-turnover acreage communities need careful comparable selection. Same-subdivision sales are valuable, but nearby custom-home and acreage sales may be needed when recent Jackson Ranch transactions are limited.
Views, usable acreage, tree health, mitigation work, outbuildings and documented improvements can materially affect value.
