Monument / Tri-Lakes community guide
King’s Deer
An acreage-oriented Monument community with custom homes, large lots, open views and a well-established HOA on the northeast side of the Tri-Lakes area.

Community overview
King’s Deer at a glance
King’s Deer HOA describes the community as 531 spacious lots averaging about 2.7 acres each. The association manages covenants and architectural review, and all King’s Deer properties use residential wells subject to water decrees and annual meter-reporting requirements.
What buyers should verify
Review the applicable water decree and augmentation requirements, well records, septic information, ACC history, lot topography and any golf-course adjacency before purchase.
Schools and access
Prairie Winds Elementary is located on King’s Deer Point East and is part of Lewis-Palmer District 38. Attendance boundaries should still be verified by the exact property address.
Wells, covenants and architectural control
Acreage ownership comes with additional due diligence
The HOA requires ACC review for covered exterior projects and publishes water-augmentation documents and annual well-meter reporting procedures. These are important when evaluating additions, accessory buildings, landscaping and future improvements.
Golf facilities in the area should be treated separately from HOA membership unless current property and club documents state otherwise.

What is your King’s Deer home worth?
For King’s Deer, acreage and site characteristics matter as much as finished square footage. A valuation should compare similar lot sizes, custom quality, views, outbuildings and recent same-community sales.

Golf in King’s Deer
King’s Deer Golf Club: Monument’s public championship course
King’s Deer Golf Club is a public, 18-hole par-71 championship golf course at 19255 Royal Troon Drive. Open since 1999, it offers a links-inspired layout, a driving range, practice greens, instruction and public tee times.
The club and the residential King’s Deer HOA are separate operations. Living in the neighborhood does not automatically include a golf membership, and proximity to a fairway does not determine a property’s legal boundaries or golf access.
